Student generation from the project is anticipated to be extremely low, as the residential program consists of studio, one- and two-bedroom units, and greatly favors smaller units with nearly four-fifths (78%) of all apartments being studios or one-bedrooms. We have analyzed the schools future capital project needs, and have offered to donate a new digital sign to the district

Yes. Twenty percent (20%) of all units will be designated as workforce housing. The program will also include preference categories for veterans and first responders, supporting those who serve the community.

No. The district’s 18 active wells have ample capacity to support the planned development. Sanitary flow will be connected to the existing sewer system and conveyed to the South Shore treatment facility at Bergen Point, ensuring wastewater is managed off-site.

The project has undergone detailed review with the Melville Fire Department, and the site plan has been refined to meet the highest standards for fire safety and apparatus access. The building will feature a full fire-alarm system and a Type 13 commercial-grade sprinkler system throughout. All elevators will be rated to 3,500 lbs to ensure emergency personnel can quickly and safely reach all areas of the building during an emergency.
How will parking be provided?
